1. Definitions
- Service — the accommodation, shuttle, meal and storage services offered by Baan Lanna
- Guest / You — any person who makes an enquiry, reservation or stays at the property
- We / Us / Our — Baan Lanna, operating at 84 Charoen Mueang Road, Wat Ket, Mueang, Chiang Mai 50000, Thailand
- Agreement — these Terms and Conditions, together with any booking confirmation provided by us
2. Acceptance of Terms
By submitting a booking enquiry, confirming a reservation or staying at the property, you agree to be bound by this Agreement. You must be at least 18 years of age and legally capable of entering a binding agreement to make a reservation. If booking on behalf of a group, you accept these terms on behalf of all guests in the group.
3. Service Description
Baan Lanna offers short-stay accommodation near Chiang Mai International Airport (CNX), Thailand. Our three room types are: Daytime Rest Room (up to 6 hours), Overnight Stay with Airport Shuttle (one night), and Long Layover Suite (up to 24 hours). Availability is subject to capacity and cannot be guaranteed without a confirmed reservation.
4. Booking & Reservations
Reservations are made by submitting the enquiry form on our website or by contacting us directly by phone or email. A reservation is confirmed only when we send you a written confirmation. We reserve the right to decline any enquiry without explanation.
5. Guest Responsibilities
- Treat the property and its furnishings with care
- Respect the quiet environment and other guests
- Do not bring additional guests into the room beyond the number stated in the booking
- Smoking is not permitted inside any room or enclosed area of the property
- Report any damage or maintenance concerns to reception promptly
- Follow all reasonable instructions from property staff
6. Payment Terms
All prices are stated in Thai Baht (฿) and are inclusive of applicable taxes. Payment is due at check-in unless alternative arrangements have been confirmed in writing. We accept cash (Thai Baht) and major credit cards. Pricing is as published at the time of booking confirmation.
Cancellation and Changes
Where plans change, please contact us as early as possible. We will do our best to accommodate a different arrival time or date, subject to availability. Cancellations made less than 12 hours before the confirmed check-in time may result in the full room rate being charged. We review each situation individually with the aim of a fair outcome for the guest and the property.
7. Shuttle Service
The complimentary airport shuttle (included with Overnight Stay and Long Layover Suite bookings) operates between Baan Lanna and Chiang Mai International Airport on a schedule agreed at the time of booking. Shuttle availability for arrival pickup requires advance notice of flight details. We monitor outbound flight status and will adjust departure timing where possible, but cannot be held responsible for delays caused by events outside our control, including but not limited to traffic conditions and road closures.
8. Luggage Storage
Luggage storage is offered as a convenience. While our staff exercise reasonable care, Baan Lanna does not accept liability for loss of or damage to stored items. Guests are advised not to leave valuables in luggage storage without informing reception.
9. Intellectual Property
All content on our website — including text, images and layout — belongs to Baan Lanna or its licensors. You may not reproduce, distribute or use any content without our prior written permission.
10. Disclaimers
We provide our services in good faith and aim to meet the standard described at the time of booking. We do not make any specific promises about outcomes beyond the accommodation and services described. Room images on our website are representative; minor variations in furnishing or layout may occur.
11. Limitation of Liability
To the maximum extent permitted under Thai law, Baan Lanna's total liability to you in connection with any stay or enquiry shall not exceed the amount paid for that stay. We are not liable for indirect, consequential or special damages. We are not responsible for missed flights or travel disruptions, regardless of cause.
Force Majeure
We are not liable for failure to provide services resulting from circumstances beyond our reasonable control, including natural events, public health emergencies, government orders or infrastructure failures.
12. Indemnification
You agree to indemnify and hold Baan Lanna, its staff and representatives harmless from any claim, loss or damage arising from your breach of this Agreement or your conduct during your stay.
13. Termination of Stay
We reserve the right to ask any guest to leave the property immediately, without refund, if their conduct is disruptive, threatening or in material breach of these terms. A guest may end their stay at any time, subject to applicable cancellation terms.
14. Dispute Resolution
We encourage any concern to be raised with our reception team at the earliest opportunity. Most issues are resolved quickly at property level. If a matter cannot be resolved informally, disputes will be subject to the laws of the Kingdom of Thailand. The courts of Chiang Mai Province shall have jurisdiction.
15. General Provisions
- Entire Agreement: These terms and any booking confirmation constitute the full agreement between you and Baan Lanna
- Severability: If any provision is found unenforceable, the remainder of the Agreement continues in force
- Waiver: Our failure to enforce any provision on one occasion does not waive our right to enforce it in future
- Notices: Communications may be made by email or telephone to the contacts below
16. Changes to These Terms
We may update these terms from time to time. The version published on our website at the time of your booking confirmation governs that booking. We will note the revision date at the top of this page.
